Welcome to Rowe-Rentals.com aka Rowe Apartments, LLC. These Terms and Conditions outline the rules and regulations for using our website and the services provided, including booking short and mid-term rental properties. By accessing this website and making a booking, you agree to comply with these Terms and Conditions.

1. Definitions

-"Company": Refers to Rowe-Rentals.com aka Rowe Apartments, LLC, the provider of rental services.

- "Guest/You/Your": Refers to the person(s) using the website and/or booking a rental property.

-"Property": Refers to the short-term and mid-term rental properties listed on our website.

- "Agreement": This Terms and Conditions document, along with any rental agreements signed at booking.

2. Booking Process

- All bookings must be made through our website Rowe-Rentals.com or authorized channels.

- Guests must be at least 25 years old to make a reservation.

- A valid ID and payment information are required at the time of booking.

- All bookings are subject to availability and confirmation from Rowe-Rentals.com aka Rowe Apartments, LLC.

3. Payments and Deposits

- Payment is due when you book your stay.

- Payment methods accepted include most US and international credit cards.  In some cases, Rowe-Rentals.com aka Rowe Apartments, LLC may accept a check or money order by pre-approval with owner of company.  Payments are to be made payable to, "Rowe Apartments, LLC" and mailed to the business office no later than sixty (60) days prior to your check-in date.  A $40 service fee is issued for any returned checks.

- A refundable security deposit of $500 may be required and will be returned within 14 days after check-out, provided there is no damage to the property.

4. Cancellations and Refunds

- Guests may cancel their reservation within 48 hours after booking and up to 14 days before check-in for a full refund.

- Cancellations made 8 to 13 days before check-in will result in a 50% refund.  Cancellations made 7 days or less before check-in are non-refundable. 

- Stays longer than 28 days require at least 30 days before check-in to cancel their booking to receive a full refund, and at least 14 days before check-in to cancel their booking to receive a 50% refund.  Any cancellations that are 13 days or less are not refundable.

- Rowe-Rentals.com aka Rowe Apartments, LLC reserves the right to cancel bookings due to unforeseen circumstances, in which case a full refund will be provided.

5. Check-In and Check-Out

- Check-In Time:  4:00 PM.

- Check-Out Time: 10:00 AM.

- Early check-in or late check-out requests are subject to availability and additional charges.

- Failure to vacate the property on time may result in extra fees.

6. House Rules

- Guests must comply with all house rules provided at the time of booking and displayed in the property.

- No smoking is allowed inside or outside the property.

- Pets are not allowed.

- Parties or events are not allowed unless explicitly approved.

- Noise levels must be kept to a minimum between 10:00 PM and 8:00 AM.

7. Guest Responsibilities

- Guests are responsible for maintaining the property in good condition during their stay.

- Guests must report any damage or maintenance issues immediately.

- Guests will be held liable for any damage caused during their stay and may forfeit their security deposit.

8. Liability and Indemnity

- Rowe-Rentals.com aka Rowe Apartments, LLC is not liable for:

  - Loss, theft, or damage to guests’ personal belongings.

  - Accidents or injuries occurring on the property due to guest negligence.

  - Interruptions in services (e.g., Wi-Fi, utilities) beyond our control.

- Guests agree to indemnify Rowe-Rentals.com aka Rowe Apartments, LLC against any claims arising from their use of the property.

9. Privacy Policy

- Guests’ personal information will be handled in accordance with our Privacy Policy listed on this website.

- Payment information is processed securely, and no sensitive data is stored without consent.

10. Force Majeure

- Rowe-Rentals.com aka Rowe Apartments, LLC shall not be held responsible for cancellations or disruptions caused by events beyond our control, such as natural disasters, pandemics, or government restrictions.

11. Governing Law

- These Terms and Conditions are governed by the laws of Lee County and State of Florida, and also the laws of Kenton County, Commonwealth of Kentucky.

- Any disputes arising from this agreement will be resolved in the courts of Kenton County, Commonwealth of Kentucky.

12. Amendments

- Rowe-Rentals.com aka Rowe Apartments, LLC reserves the right to modify these Terms and Conditions at any time. Guests will be notified of significant changes via email or website updates.

By using this website and making a booking, you confirm that you have read, understood, and agree to these Terms and Conditions.
